This is a strong opportunity for EB-5 investors to get a green card while investing in apartments.
Tangible risk that are easy to identify, understand and mitigate
When the economy tanks and people lose their jobs, they might not eat out as much, they might not travel and stay in hotels, but they always need a place to live.
During the financial crisis, Bay Area apartment properties actually outperformed… Not many other investments can say that.
Low Risk Investment Structure
- Loan style investments are lower risk than equity since they have fixed terms.
- Multiple protections and guarantees negotiated against Madison Park to ensure repayment.
Investments maintain an element of risk to EB-5 investors to qualify for EB-5 investment under USCIS regulation. See formal offering documents for details
- Current market is supportive of the business plan, neighboring comparable project rents have already exceeded the original third party appraisal and internal underwriting.7
The Madison Park development team consists of property developer Madison Park Financial Corporation, architects Levy Design Partners and Baran Studio Architecture, and construction contractor Dettaglio Construction, INC (DCI).
Madison Park Financial Corporation
Madison Park (MPF) is a dynamic, full service real estate company that creates value in communities through investment, asset management, development and property management. MPF was formed in 1985 to create value through the development and management of real estate across all asset classes, ranging from multi-family and mixed-use to office, retail and industrial. MPF’s developments and projects add to the fabric of urban communities. Altogether, MPF and its fund entities own and manage approximately $400 million in assets. For more information, visit their website at www.mpfcorp.com.
Past projects such as the historic Tribune Tower, Telegraph Lofts at the site of the former Sears Roebuck store in Oakland, and Bakery Lofts at the site of the former Remar Bakery in Emeryville represent MPF’s innovative approach to revitalizing urban neighborhoods through adaptive re-use and historic rehabilitation.
More recent multi-family projects include B3 Lofts, the 79-unit third and final phase of the greater Bakery Lofts community in Emeryville, and Lampwork Lofts, a 92-unit historic rehabilitation of a former General Electric lamp plant in Oakland. B3 Lofts and Lampwork Lofts were each awarded the San Francisco Business Times’ Real Estate Deal of the Year Award for market-rate residential outside of San Francisco, in 2013 and 2014, respectively.
Levy Design Partners

These clients can attest to the firm’s ability to maintain design and production quality on complex projects and to its commitment to meeting the functional, financial, and schedule constraints that are critical to a project’s success.
Baran Studio Architecture
Baran Studio Architecture develops adaptive architectural solutions that bridge all aspects of a design problem. Their approach begins with the analysis of project components that range from environmental and use conditions to code constraints. They then look to varied disciplines that include architecture, interiors, landscape and construction as part of a comprehensive methodology. The designs respond in a wide-ranging, innovative and often unexpected manner, resulting in space and form that is creative and fresh while maintaining use and purpose. This process engenders an architecture that is of its time and simultaneously, timeless.
